This Guardian Home Contract is between Big Sky Yorkies / Jan Hefner ("Breeder") and the Guardian named below. The Guardian provides a loving family home for a dog owned by the Breeder, while the Breeder retains breeding rights as described below.

THE DOG. The dog remains the property of the Breeder until retirement, at which point full ownership transfers to the Guardian at no cost. The dog lives with the Guardian as a family pet at all times except for the short periods described below.

THE GUARDIAN AGREES TO: provide daily care, food, exercise, grooming and routine veterinary care; keep the dog in the home as a family pet and never in an outdoor kennel; not spay or neuter the dog before retirement without the Breeder's written approval; notify the Breeder immediately of any illness, injury or change of address; and make the dog available to the Breeder for planned breeding and whelping.

THE BREEDER AGREES TO: cover all breeding-related costs, including health testing, breeding, whelping and any veterinary care arising from a pregnancy; give the Guardian as much notice as possible before the dog is needed; and return the dog to the Guardian's home as soon as she and her puppies no longer need to be with the Breeder.

RETIREMENT. On retirement the Breeder arranges and pays for the spay or neuter, and full ownership passes to the Guardian permanently.

IF THE ARRANGEMENT ENDS EARLY. If at any time the Guardian is no longer able to keep the dog, the Breeder is to be notified and the dog returned to the Breeder.
